EMERGENCY SERVICES GUIDE

Police Loans

A police home-loan application needs to show more than rank and base salary. Overtime, allowances, your current duties and the property you are buying can all affect the assessment. There are published lender benefits for eligible police borrowers, but each has its own rules. This guide separates the income and deposit questions using lender information checked on 5 October 2026.

LMI means lenders mortgage insurance. It protects the lender; a waiver removes the borrower’s premium under the applicable policy.

The key points

  • Some lenders publish specific police LMI options.
  • Frontline income policies can include 100% of eligible additional earnings.
  • Changing duties can change the evidence your application needs.

Check a police-specific deposit option

BankVic's police home-loan page advertises LMI waivers up to 90% LVR, subject to eligibility and credit assessment. Its police product eligibility includes current Australian police-force employees and specified police-association members. Product access does not itself confirm waiver approval.

People First Bank separately names sworn state or federal police officers for its Essential Services Package: up to 90% LVR and $1.2 million, including eligible investment lending. Income requirements, new-business restrictions, product minimums and lending criteria apply. These are lender examples, not a universal police entitlement.

Make additional earnings visible

Westpac's emergency-services policy includes frontline police officers for possible 100% overtime and allowance assessment. St.George requires six months of same-employer income evidence, with shorter periods potentially referred; its policy excludes office-based emergency staff and self-employed applicants.

Prepare an explanation of each recurring pay code. Separate ordinary salary, overtime, allowances and one-off amounts. Ask the assessor which items are accepted and what history supports the annual figure, rather than assuming a single strong payslip establishes borrowing capacity.

Flag transfers and changes in duties early

An administrative posting and a frontline role may receive different treatment under a particular lender's income policy. If you are transferring, training, changing hours or returning from leave, provide the effective dates and the earnings you expect to continue.

A useful application note explains what changed, which payslips show the new arrangement and what the employer can confirm. This is a preparation approach, not a rule that every transfer needs the same documents. Request the lender's evidence list before submitting.

Compare the whole loan around your budget

An LMI waiver can remove an upfront cost, while rates, fees and repayment terms affect the years that follow. Compare Key Fact Sheets using the same loan amount and term. Consider whether an offset or redraw feature is worth its price for the savings you expect to hold.

Then test a household budget with less overtime. A lender's maximum is a borrowing limit, not a spending target. FRF can help organise a comparison around your employment evidence, deposit and plans, with lender availability and approval checked individually.

Frequently asked questions

Are civilian police employees automatically eligible?

No. Some police products use wider employment criteria, while frontline income policies and sworn-officer packages use narrower definitions. Each benefit needs its own check.

Can a police recruit apply?

A recruit can seek an assessment, but should not assume future salary, completed training or a sworn-officer benefit will be accepted before the relevant conditions are met.

Does a police package guarantee a cheaper loan?

No. Compare the actual rate, fees, features and total repayments with other suitable options. An occupation benefit does not guarantee the lowest overall cost.
