Paramedic & Ambulance Loans
Your ambulance payslip can contain several kinds of income, and your job title matters when a lender checks professional benefits. Eligible paramedics may have access to an LMI waiver, while some lenders can assess 100% of eligible frontline overtime and allowances. This guide explains the separate checks and how to prepare a useful application, using policies checked on 5 October 2026.
LMI means lenders mortgage insurance. It protects the lender; a waiver removes the borrower’s premium under the applicable policy.
The key points
- Fully qualified paramedics may qualify for selected LMI waivers.
- Frontline ambulance income can receive favourable assessment.
- Registration, employment and each income component need separate attention.
Where a paramedic LMI waiver may apply
People First Bank's Essential Services Package names fully qualified paramedics. It offers eligible new home or investment lending up to 90% loan-to-value ratio (LVR), with loans up to $1.2 million and no borrower-paid LMI. Income requirements differ for single and joint applications; only one joint applicant needs the eligible occupation. Product minimums and lending criteria still apply.
That example does not establish eligibility for every ambulance employee or access through every broker. Confirm the occupation definition and current offer before relying on a smaller deposit.
When 100% of overtime and allowances can count
Westpac lists employed frontline ambulance officers and paramedics for possible 100% overtime and allowance assessment. St.George's corresponding policy requires six months of income evidence with the same employer; shorter histories may be referred. It excludes office-based emergency staff and self-employed applicants.
Ask which payslip items qualify. A large recent pay period should be explained, particularly if it contains back pay or unusual additional shifts. The percentage accepted and the income amount verified are different questions.

Show the role behind the job title
Paramedic is a protected professional title. The Paramedicine Board distinguishes registered paramedics from other roles such as ambulance officers and medics. Registration alone does not establish a lender's frontline-employment requirement.
Prepare your registration details where relevant, employment contract, recent payslips and a year-to-date earnings breakdown. If you combine ambulance employment with event work or an ABN business, label each income stream clearly so the lender can assess it under the appropriate rules.

Build a budget beyond the deposit
LMI protects the lender, and avoiding its premium does not reduce the loan principal you must repay. Budget for purchase costs such as duty and conveyancing, then check repayments against your household's ongoing expenses and debts.
As a practical planning exercise, compare a normal roster month with a quieter month. If the purchase only works while you continually accept extra shifts, consider a lower borrowing target. FRF can help organise the questions for a lender comparison; approval and the final income assessment remain the lender's decision.
Frequently asked questions
Does every ambulance officer qualify for an LMI waiver?
No. The named People First Bank example specifies fully qualified paramedics. An ambulance officer, dispatcher or volunteer should have their exact role checked rather than assume the same eligibility.
Does AHPRA registration guarantee approval?
No. Registration supports your professional status. The lender still checks employment, income, expenses, debts, credit history and the property.
Can my entire payslip automatically be counted?
No. A 100% policy applies to eligible, verified income components. Ask how overtime, allowances, reimbursements and any one-off payments are treated.
