WORK & RESIDENCY GUIDE

Casual Worker Loans

Casual employment does not automatically rule out a home loan. The lender needs to understand how regularly you work, what you earn and whether that income is likely to continue. Your evidence matters more than a job label. Start with your actual roster and pay history, then compare what a lender may accept with the repayments you would feel comfortable managing.

The key points

  • There is no single employment-history rule across every lender.
  • Casual loading, overtime and multiple jobs need to be explained and assessed.
  • A comfortable budget allows for unpaid breaks and fewer shifts.

Show the pattern behind your payslips

Regular shifts with one employer, seasonal work and several casual jobs can produce very different income patterns. NAB’s guidance identifies the length, consistency and likely continuation of income as relevant considerations. Explain each role, its start date and any periods without work.

As a practical first step, put your recent pay periods in date order and mark unusually busy or quiet weeks. If you changed employers while staying in the same industry, include the earlier work history. These records help frame the discussion; they do not establish a universal minimum period or guarantee the lender will count all earnings.

Prepare the evidence the lender actually needs

ANZ’s published checklist gives a specific example: where casual salary has not been paid directly to an ANZ account for six months, it requests a recent payslip showing six months of continuous employment, or additional listed records where year-to-date figures cover less time. This checklist does not apply to ANZ Plus and further documents may be requested.

Other lenders can ask for different evidence. Confirm the list before ordering records, and keep income from each employer separate. A payslip showing your best fortnight should not stand in for the full history. Explain any mismatch between payslips, income statements and money credited to your account.

Separate casual loading from a repayment buffer

Casual employees generally receive a loading or specific casual pay rate and do not receive most types of paid leave. A higher hourly rate therefore needs to support more than the weeks you work. Include holidays and unexpected unpaid time in your household plan.

Ask how the proposed lender treats loading, overtime, penalties and allowances. A policy accepting 100% of eligible overtime for a named occupation is not a general rule for every casual worker. Keep base hours and extra shifts visible rather than assuming your total payslip will be used without adjustment.

Choose a buying budget you can live with

Prepare a household budget using a quieter work period as well as a typical one. Allow for the deposit, purchase costs, repayments and ongoing ownership expenses. Check what a higher interest rate would mean before deciding how much to borrow.

The deposit and credit history still matter alongside income. At FRF, the first conversation can identify missing records and the questions to put to a lender. If you are changing work arrangements, discuss the timing and keep the lender informed during an application. Compare the loan’s fees, term and features as well as its initial repayment.

Frequently asked questions

Do I need to become permanent before applying?

Not necessarily. Some lenders assess casual income. The relevant employment history, consistency, supporting records and wider financial position still need to meet that lender’s requirements.

Can two casual jobs support an application?

They may be considered. Provide a separate history and income record for each role, then confirm what the lender will accept. Do not assume it will simply add the latest payslips together.

Will 100% of my overtime be counted?

That depends on the lender, occupation and evidence. Some policies have specific concessions, but casual employment alone does not create an entitlement to 100% treatment.
