A property decision.
Not just a postcode.
The Surf Coast includes coastal towns and inland communities. A home to live in, a larger block and a holiday property need different conversations about use, property checks and ongoing costs. Our Geelong office is your local point of contact for a conversation about the move, the property and the lending.
A lifestyle move with work still in Melbourne?
Build the real weekly routine into the budget: travel, work arrangements, childcare and a reserve for change. A lender assessment and the repayment you feel comfortable with are not automatically the same number.
Have you checked the particular property?
Ask your conveyancer about the title, zoning and relevant overlays, and obtain insurance information before committing. Bushfire, flood, access or servicing questions depend on the individual property; the suburb name is not enough.
Will income change with the seasons?
For business owners and investors, test quieter trading periods or vacancies rather than budget solely on the strongest months. Agree the evidence needed for a lending assessment and the buffer you want to retain.
A buyer comparing Torquay with an inland property might compare not only purchase prices, but travel, maintenance, insurance, property checks and the ongoing loan commitment. The aim is a workable household plan, not a prediction about future property values.
Start with three practical questions
What are you trying to change? What could you comfortably manage each month? What would happen if the timing or the numbers were different from your first estimate?
Our lending conversation considers the actual property and your circumstances. A suburb name does not determine approval, insurance availability or loan terms.
