A property decision.
Not just a postcode.
Geelong is not one property decision. An established home in Newtown, a family move in Highton and a new-build plan in Armstrong Creek raise different questions. Our Geelong office provides a place to discuss the actual property, income, timing and budget rather than rely on a suburb-wide assumption.
Moving from Melbourne?
Put the sale, deposit, settlement and ongoing household budget on one timeline. Include any change to work arrangements, commuting and income. With offices in Ringwood and Geelong, the conversation can continue on either side of the move.
Established home or a new build?
Check when payments fall due and what the contracts cover. A land purchase followed by construction has a different timeline from buying a completed home. Obtain contract advice before committing and allow for costs not covered by the building price.
A business owner as well as a borrower?
Consider the business cash flow and your personal borrowing together. Current financial evidence and tax commitments matter; turnover is not the same as money available for a home loan.
A household moving from Ringwood to Highton could compare selling first with buying first, including temporary accommodation, changed travel costs and a cash reserve after settlement. The office you meet at does not change the need for a tailored assessment.
Start with three practical questions
What are you trying to change? What could you comfortably manage each month? What would happen if the timing or the numbers were different from your first estimate?
Our lending conversation considers the actual property and your circumstances. A suburb name does not determine approval, insurance availability or loan terms.
