A property decision.
Not just a postcode.
From Ocean Grove and Barwon Heads to Queenscliff and Portarlington, we support clients across the Bellarine from our Geelong office. Whether you are moving permanently, keeping a second home or considering an investment, tell us how the property will actually be used. That purpose belongs in the lending and ownership-cost conversation from the start.
A home, a weekender or an investment?
Keep personal use and expected income distinct. Do not assume holiday rental income will be available, consistent or accepted in a lending assessment. Discuss the intended use, local requirements and tax questions with the right advisers.
What does ownership cost after settlement?
Include insurance, maintenance, council costs and any owners corporation costs. For a particular coastal property, obtain property-specific advice rather than assuming every address has the same risks or running costs.
Keeping a Melbourne property as well?
Look at both properties and all debt together. Compare sale proceeds with the cash-flow implications of retaining the first home, and seek tax advice before changing the use of borrowed funds.
A couple considering a permanent move from Melbourne to Ocean Grove could test a delayed sale of their current home, a revised buying budget and the cash they want left after the move. Any future rent is an assumption to verify, not a guaranteed offset.
Start with three practical questions
What are you trying to change? What could you comfortably manage each month? What would happen if the timing or the numbers were different from your first estimate?
Our lending conversation considers the actual property and your circumstances. A suburb name does not determine approval, insurance availability or loan terms.
